Dayton International Airport is a critical economic growth engine for the Dayton Metropolitan Survey Area (MSA) as well as the greater south west Ohio region.
Dayton International Airport's objective is to enhance its ability to grow the region's economy by developing and offering additional land assets to attract new investment and retain existing businesses.
A package of planning, civil engineering, socio-economic and environmental analysis with real estate development investigation, Dayton's Land Use Development Study identified opportunities and constraints associated with development of specific airport properties. The study includes conceptual plans, sequencing schedules for development, and the study estimates an order of magnitude for development costs, also known as 'The Land Use and Development Options Plan.'
The airport engaged the expertise of an experienced land use consultant. The consultant's recommendations allow the airport staff, and its regional partners to make informed decisions on the development of the properties in the study.
Specifically, the study identified 263 hectares divided into three designated development areas on and around the airport for aviation and non-aviation uses.
The airport has identified the highest and best uses of the proposed areas, as well as the constraints and obstacles that may hinder development. The overall goal of this study is to maintain consistency with the proposed Future Airport Layout Plan, the Airport Strategic Business Plan, and the Community Plans as adopted by the Miami Valley Regional Planning Commission, City of Dayton, Montgomery County and the surrounding jurisdictions.
The proposed development options in Area 1 include: retail, restaurant, office/showroom, warehouse, car/limo rental, air cargo, distribution, aircraft hangar, and aviation maintenance/fuel farm.
The proposed development options for Area 2 include corporate office, commercial retail hangars, air cargo/warehouse/distribution and a possible FBO.
The proposed development options in Area 3 (located in the northern portion of the airport, the proposed use is aviation related) include warehouse/distribution/logistics facilities along with some office space.
The proposed rail line extension will make this area multi-modal. Dayton International Airport's mission is to contribute to the prosperity of south west Ohio by connecting it to the rest of the world through its aviation system.
