Airport City Master Plan

NACO developed a comprehensive airport city development plan for an area of 1.7sqkm. Building-plot dimensions and floor area ratios were defined based on a benchmark of CBD's similar in size to the Shenzhen Airport City.

Activities included the drafting of a strategy for the development of the Ground Transportation Centre at Shenzhen Airport, one of the fastest-growing airports in the world. This strategy included a retail and tenant programme and revenue forecast.

Furthermore, a unique airport city plan, on reclaimed land in front of Shenzhen International Airport, was developed. The uniqueness of the plan can been found in a sophisticated vertical separation between on one level, road infrastructure and parking and on another level the urban space, including commercial facilities, residential blocks and airport related facilities.

A conceptual design for a Ground Transportation Centre (GTC ) offered accommodation to different modalities. The GTC will become one of the most attractive locations within airport premises in terms of commercial development. It will be the entrance gate for both airport passengers and airport (city) employees.

In a separate project, initiated by the Shenzhen local government, it was asked to look at the potential development of an airport city 'off-site', considering the views of both the region and the airport.

It was felt that the periphery of the airport (low-value goods factories and logistic centres) no longer matched with the rapid airport development, including its on-airport commercial facilities.

The uniqueness of this project lies in the cohesive approach towards both the airport and its region. As a result it fully supports and harmonises the development strategies of both the airport and local government.

The plan confirms that the airport is instrumental to the region's development, and that they can gain maximum benefit from each other. New market segments in the region were identified that match the rapid economic growth of the Pearl River Delta and add value to the airport itself and duplication of facilities was avoided thanks to the integral approach.
